Five equal investor positions are modelled at ₦150m each, creating an indicative ₦750m opening equity pool.
Hintonster Limited is showcasing a planned property-development equity programme in partnership with Haril Global Solutions Limited (HGS LTD). The programme is currently presented on an indicative planning basis and remains subject to due diligence, final approvals and formal investor documentation.
The current planning model uses five equal investor contributions. Figures shown here are planning assumptions rather than guaranteed returns, binding allocations or a public offer.
The model is designed around completing property developments, using long-term lease proceeds as part of the reinvestment pool, and progressing through a defined cycle programme. The first modelled project contains 22 apartments, while the broader programme models one property cycle per year.
The investment model includes a marketing reserve, project-cost controls, lease tracking, investor records and formal distribution/reversion mechanics that must be documented before funds are accepted.
Five equal investor positions are modelled at ₦150m each, creating an indicative ₦750m opening equity pool.
The current model uses ten annual property cycles, with cash carried forward and lease proceeds reinvested through the programme.
The 9× annual-rent / 20-year lease convention is a calculation benchmark only. Actual commercial lease terms may vary, with the model using a 20–30 year range and 25-year planning average.
The current model provides for capital-return and profit-distribution mechanics after Cycle 10, subject to actual cash availability and formal agreements.
The planning model also contains long-dated property-reversion entitlements after the relevant lease expires. Final allocation must be legally documented.
Title, legal, tax, valuation/QS review, project controls, reporting and shareholder/subscription documentation are required before final fundraising.
These are the present internal-model rules for discussion, not guaranteed investor terms.
The current model proposes returning the ₦750m investor capital from the Cycle 10 closing pool before distributable cash profit is divided: HGS 50% and each of the five investors 10%. Separately, after the applicable lease expires, the model allocates one developed property to each investor and five developed properties to HGS. All of these mechanics remain subject to actual cash availability, project performance and formal subscription/shareholder/legal documentation.
This page is an indicative project showcase and expression-of-interest channel. It is not a guarantee of return, property value, completion date or investor entitlement. Construction cost, inflation, lease pricing, market demand, title, taxation, regulation and delivery timing can change actual outcomes. Hintonster and HGS should obtain appropriate Nigerian legal, tax, valuation and regulatory review before accepting funds or issuing final investment materials.
